Am I required to make my property available to Section 8?
We do work with Section 8 as well as other agencies and programs that can help tenants to make their payments. You are not required to work with Section 8 or agencies through our company. -
Are you licensed?
We are licensed and insured. -
Can I reach you after hours?
We have a 24/7 answering service, so if you reach us after hours, you can provide details, and a staff member will call you back the next business day. If you have an emergency, you will be directly transferred to a member of our team. -
Can you put the money directly into my account?
Our owner draws are sent directly to your account by the 25th of each month! -
Do I get to see the lease or sign it?
We will send you a New Lease Notice with overview of the lease terms, rent rate and other details. There is no need for you to sign as we complete and execute all documents with the tenant. -
How is rent collection handled?
Rent is due on the 1st of the month. Tenants are given a 5-day grace period to pay their rent balance. If rent is not paid after the grace period, we will follow up with late rent notices and possible legal action if necessary. -
How long of a lease do you sign?
A typical lease term is 1 year -
How much security deposit do you charge the tenant?
The security deposit will be the same amount as the rent due for one month. -
How soon can you start managing my property?
As soon as you sign the management agreement! Once signed we will collect more information on your property and market or transition any current tenants. -
What type of properties do you manage?
We manage all kinds of residential units including single, multi and mixed use. -
What type of reports do I get and how often?
Your reports are available 24/7 through your online portal! This includes reports that will let you see all income and expenses at any time. We also prepare and issue 1099's and will send you a yearly income and expense report for your year-end taxes. -
Who holds the tenant security deposit?
We hold all security deposits in an Escrow account to stay compliant with leasing laws -
What Associations do you belong to?
We are apart of NARPM and PROA. -
How long have you been a property manager?
We have been in operation since 2016. -
Why do you keep a reserve?
When a tenant reports a maintenance issue, we need to be able to respond to it promptly. If a property is well-maintained, we find that most routine repairs can be completed for $500 or less.
